My townhome is on the west side of town, adjacent to hiking and biking trials, across the street is a park through which runs the Boulder Creek and the Boulder Creek Trail. Walk through a lovely neighborhood to the Pearl Street Mall, about a 15-20 minute walk.

Hi and thank you for viewing! My licensed two story townhome is hip, quiet and very well located on the west side of town in a residential neighborhood. Walk to Pearl Street (15-20 minute walk) and The University of Colorado campus (about a 30 minute walk); plenty of off-street parking. The upper level has two bedrooms with a spa-like bathroom in-between; the south bedroom has a second story deck that makes you feel like you are in the trees. The first floor has a gourmet kitchen, half bath, and a lovely living room with a convertible sofa. On the south side is a sliding glass door that leads to a large deck with a table and chairs. As you can read, below, we have had many guests who love our place. The townhome is a quiet oasis in Beautiful Boulder. Adjacent to hiking trails and Eben G. Fine Park is across the street, where you can access the Boulder Creek Trail. The kitchen has brand new appliances and is FULLY equipped. The queen beds are comfortable and the shower has several settings: waterfall, body sprays, rain, and hand-held shower heads. Sit on the south facing upper or lower decks, both of which face a wooded hill that leads to Boulder's open space. Window air conditioners in the living room and south bedroom; north bedroom has a free-standing room air conditioner. I am the owner and I have a City of Boulder short-term license so you don't have to worry about the City shutting me down. $175 to $350/night depending on the timing (graduation week is more). Upper and lower south facing decks; walking distance to the best of Boulder; park across the street has access to the Boulder Creek Trail. Close to hiking trails. Plenty of unassigned parking. 420 friendly, but only outside.
Interaction with Guests
If the timing is right, I would like to meet you upon arrival and give you a quick tour. If not, I would like you to text or call me when you get there so that I can "walk" you through the townhome over the phone. Driving directions and key pad code will be given to you a day prior to your arrival as I change the code between guests. I am available via phone, messaging and text at all times. If it is late at night, I may sleep through the cell phone notification but I will get back to you :)
This beautiful townhome is located on the west side of Boulder at the base of Boulder Canyon. Wildlife in your backyard, quaint Victorian houses nearby, close to everything by car; Pearl Street Mall is about a 15-20 minute walk. Eldora Ski Mountain is a half an hour away up Boulder Canyon.
Other Things to Note
This townhome has been completely renovated. If you need something to make your stay better, I will try to get it for you. The City of Boulder now has new laws governing short-term rentals. Since I own my townhome and it is my primary residence, I am a legal Airbnb host and have a short-term rental license from the city.

Check-in is after 3PM I will start by saying that I consider my "house rules" to be mostly common sense, but experience has taught me that I need to be clear and specific of my expectations for the guests staying in my home. . Person making the reservation must be at least 25 years of age, have an actual photo of yourself, and have completed the full Airbnb verification process, including verified email address, phone number, social media link, and government issued ID (no exceptions). . When making your initial inquiry, please tell me your age, the ages of your other guests, and the reason(s) for your visit. I usually ask a few questions of everyone who sends a reservation inquiry. . Maximum five guests; any non-registered overnight guests only with prior consent. . Quiet hours are between 10 pm and 9 am. No parties and please be respectful of the neighbors. No extra guests without prior written permission from Host. . No tobacco inside or out; 420 friendly only outside as long as the neighbors don't get high. . My place abuts wild open space and, by its very nature, is situated in a high fire risk area, so the use of anything flammable outdoors (matches, lighters, candles, etc.) is to be used with the utmost caution and mindfulness to keep the environment safe for residents, tourists, and wildlife. You will find a fire extinguisher under the kitchen sink. Outdoor hose is on the east side of the townhome. . No shoes, food, or drinks on carpet (stairs, hall, and bedrooms). . No pets of any kind inside or out. I am allergic to pet dander and our HOA prohibits guests' pets. . Not suitable for small children. . Fireplace is for candles, only. . Please don't open the access panel under the stairs. There is nothing in there, the door is hard to put back on, and it makes a mess (that is why that baseboard heater is so dented). . To conserve energy, please turn off lights and air conditioners when not in the house. . Prior to departure, please take trash and recyclables to dumpsters in the parking lot, wipe up any obvious spills, turn off stove and air conditioners, leave used towel in the shower, and lock all windows and doors (unless, and ONLY unless, I am standing right next to you in the townhome as you are leaving, as sometimes I am a little late to clean and my place needs to be secured after you leave). . Ignoring any of the house rules will result in the surrender of your damage deposit. Ok, I have been super lenient on the garbage rule. But, really, the rest of the list is pretty important. . If you have any problems or if something is not working, please contact e as soon as possible -- I am your host and I am here to make your stay awesome. If you break or damage anything, please let me know. It's very hard for me to scramble to fix or replace something when I have back-to-back guests. . Enjoy and please take care of our home :)
